What is Boiler Servicing

Boiler servicing is the process of inspecting and maintaining a boiler to ensure its safe and efficient operation. Regular servicing of boilers is recommended by manufacturers, industry professionals, and regulatory bodies to ensure the longevity and performance of the boiler system. During a boiler service, a qualified and Gas Safe Registered engineer will perform various checks, tests and cleaning procedures to identify any potential issues, ensure proper functioning and enhance energy efficiency of the boiler.

A boiler service is a regular health check for your heating system very much the same as having your car serviced once a year. It ensures your boiler is working correctly and efficiently, helping to prevent unexpected breakdowns and detect potential issues before they become big, costly problems.

The frequency of boiler servicing can vary depending on the type of boiler, its age, and the manufacturer’s recommendations. In general, it is recommended to have a boiler serviced annually. However, specific boilers or warranty requirements may suggest more frequent servicing.

When your boiler is running smoothly, it’s more efficient – meaning it’s not working as hard to heat your home or water, which could save you money on your energy bills.

One of the most important aspects of a boiler service is safety. A Gas Safe Registered  engineer will check for any leaks that could lead to a dangerous carbon monoxide leak.

While there’s no legal requirement for homeowners to service their boiler annually (landlords, however, must have a yearly gas safety check), many warranties require regular servicing to stay valid.

Our boiler service engineers are registered with Gas Safe Register, the official gas registration body, which replaced Corgi over a decade ago

The Importance of Regular Boiler Servicing

When it comes to maintaining your home, regular boiler servicing should be at the top of your list. It’s not just about keeping your home warm during the colder months; it’s about ensuring the safety, efficiency, and longevity of your boiler system. Here’s why regular boiler servicing is a crucial aspect of home maintenance:

Prevent Potential Breakdowns

A boiler breakdown in the middle of winter is more than just an inconvenience; it can be a significant disruption to your daily routine. Regular servicing can help identify potential issues before they become major problems, saving you from the discomfort of a cold home and potentially costly emergency repairs.

Ensure Safe Operation

Your safety is paramount. A poorly maintained boiler can pose serious risks, such as carbon monoxide leaks. Regular servicing ensures your boiler is operating safely and efficiently, giving you peace of mind that your home is safe.

Improve Energy Efficiency

A well-maintained boiler operates more efficiently, using less energy to heat your home. This not only reduces your carbon footprint but can also result in significant savings on your energy bills. Regular servicing can keep your boiler running at its optimal efficiency, helping you save money and protect the environment.

Extend the Lifespan of Your Boiler

Just like your car, your boiler needs regular maintenance to keep it running smoothly for as long as possible. Regular servicing can extend the lifespan of your boiler, saving you the cost and inconvenience of premature replacement.

Maintain Your Manufacturer’s Warranty

Many boiler manufacturers require regular servicing as a condition of their warranty. By scheduling regular boiler services, you can ensure your warranty remains valid, providing you with additional peace of mind.

Is your Gas Boiler in need of an annual Service?

Your gas boiler is an essential component of your home, especially during the cold winter months. Its smooth operation is crucial to ensure a warm and comfortable living environment. To avoid the inconvenience of a breakdown or unexpected repair costs, it’s wise to schedule an annual service for your boiler

A gas boiler service involves a thorough inspection of your appliance and its controls. Our Gas Safe Registered engineers will conduct a series of tests to identify early signs of wear and tear. Any necessary adjustments will be made, and recommendations will be provided to prevent potential issues in the future. This proactive approach ensures the longevity and efficiency of your boiler providing you with peace of mind.

Can a Gas Boiler Fail the service?

Rather than a straight pass or fail, a boiler service is measuring the productivity and safety of a gas boiler. The informal answer would be yes and there are two scenarios where it can fail. The incorrect functionality of the boiler can result in incorrect burning of fuel and hence an incorrect CO/CO2 ratio

The other concern during the service would be the visual inspection of the appliance integrity. Damage or wear to safety components of the boiler such as seals and flues can create an unsafe situation. If the mentioned issues cannot be resolved whilst on site the engineer will deem the gas boiler unsafe and will be obligated to disconnect the supply.

Boiler Service and Minimising the Risk of Carbon Monoxide

The best way to minimise the risk of carbon monoxide poisoning is through regular maintenance and vigilance. Here are some key steps:

  • Annual Gas Boiler Service: Ensure your gas boiler is professionally serviced at least once a year. This will help identify any potential issues that could lead to carbon monoxide leaks
  • Install a Carbon Monoxide Detector: Installing a carbon monoxide detector near your gas appliances is now a legal requirement safety measure. This device will alert you if it detects the presence of this dangerous gas.
  • Keep Chimneys and Flues Clear: Regularly inspect your chimney and flues to ensure they are not blocked. Blockages can prevent carbon monoxide from escaping, leading to a build up of the gas in your home.
  • Maintain Ventilation: Ensure all air vents in your home are clean and unobstructed. Proper ventilation is crucial in preventing the accumulation of carbon monoxide.

Remember, carbon monoxide is a silent killer – it’s colourless, odourless, and tasteless. Regular maintenance and safety measures are your best defence against this deadly gas

Boiler Service Checklist and what is Included in your Gas Boiler Service?

An annual service will begin with a visual inspection to ensure that the boiler and associated pipework are properly installed and positioned. Our engineers will then inspect your boiler for proper operation and identify any initial problems. The boiler casing is then removed to inspect its components. They will inspect and clean the boiler’s components to ensure that it is operating safely and efficiently whilst taking notes of any wear or repair that may be needed.

Our Gas engineers have  a checklist of the following items to inspect during every service.

  •  Test to ensure there are no gas leaks
  • Correct gas flow and pressure
  • Flue gas and combustion A flue gas analyser will be used to ensure that the boiler is burning the correct gas/air mixture and that the flue is not blocked.
  • All Electrical connections are checked to ensure they are in good working order
  • Fans and other key components are checked to ensure they are working efficiently
  • Seals are inspected to ensure they are no damage or wear
  • Electrodes are in checked to ensure they are in  good working order
  • Safety devices are checked
  • Condense pipe and trap is checked to ensure there are no blockages
  • Connections on the water and gas pipes are checked

During their checks, our gas engineers will notify the owner if the boiler fails to meet building and safety legislation and regulations. They will also explain in detail if any repairs or maintenance work  is required. All completed boiler services are accompanied by a boiler service report which will detail the above.

What is the difference between a boiler service and a boiler repair?

A boiler service is a regular maintenance check to ensure the boiler is operating safely and correctly. It is also designed to highlight and remedy any safety issues discovered during the inspection. A boiler repair is needed when there is a specific issue with the boiler that needs to be repaired. Generally during the repair a gas engineer will deal with specific issue and part and whilst scanning for any obvious fault will not be carrying out a thorough inspection of the entire boiler. If your boiler is faulty and in need of repair, you should first book a repair and request a full boiler service at the same time if required.

Would a carbon monoxide leak be detected during a boiler service?

A boiler service will include a check for carbon monoxide leaks as well as a check of the carbon monoxide alarm functionality.

Can a boiler service detect any other safety issues?

A boiler service can help to improve the performance of your boiler by identifying and addressing any issues that may be affecting its efficiency. During a boiler service, your boiler will be inspected and cleaned by a qualified engineer who will also ensure that all of the boiler’s components are in good working order. This can help to discover any problems that may be influencing the efficiency of your boiler, such as a blocked flue or a faulty thermostat, and fix them if they are found to be the cause of any performance issues. It is also possible to lengthen the lifespan of your boiler by locating and resolving any potential problems before they become more severe. In addition, having your boiler serviced regularly can help to ensure that it is operating as efficiently as possible, which in turn can help to bring your energy costs down.

Can a boiler service fix a noisy boiler issue?

A boiler service may be able to identify the cause of a noisy boiler and fix the issue, but it is not guaranteed. A noisy boiler could be caused by a variety of issues, such as a build-up of limescale or a faulty component.

Is it possible for a boiler service to fix a boiler that is leaking?

It is possible for a boiler service to determine what caused a leaky boiler and correct the problem, but this is not a guaranteed outcome. A leaking boiler may have been brought on by a number of different problems, such as a corroded part or a broken seal. This may require additional parts to repair.

Is it possible for a boiler service to repair a boiler that is not producing heat?

There is no assurance that a boiler service will be able to determine the reason why a boiler is not heating up and resolve the problem, but it is a possibility. A boiler that is not heating up could be the result of a number of different problems, such as a part that is not working properly (such as a faulty pump or faulty diverter valve) or a  blockage issue with the heating system. This may require a replacement part or additional services such as a power flush.

Is it possible for a boiler service to repair a boiler that would not turn on?

There is no assurance that a boiler service will be able to determine the reason why a boiler will not switch on and resolve the problem even if the problem is brought to their attention. There are a number of potential reasons why a boiler will not switch on, including faulty parts such as a faulty PCB , an issue with the electrical supply, or a combination of these factors.

Is it possible for a boiler service to repair a boiler that has stopped producing hot water?

It is possible for a boiler service to figure out why a boiler is not producing hot water and correct the problem, but this is not a guarantee. The boiler may have other problems. The inability of a boiler to produce hot water may be the result of a number of different issues, such as the malfunction of a component or an issue with the functioning of the heating system.

Can a boiler not producing hot water be repaired during a boiler service?

It is possible for a boiler service to figure out why a boiler is not producing enough hot water and solve the problem, but this is not a guarantee. The boiler may be defective in some other way. If you have a boiler that is not producing enough hot water, the problem could be caused by a number of different issues, such as a part that is not working properly or a blockage within the heat exchanger.

What happens if the engineer discovers issues with my boiler during the service?

All issues found will be listed on the report and a quote will be provided along with your boiler service report. Simple boiler repairs that can be done as part of the service will not be charged

This allows the engineer enough time to inspect the boiler and its components, perform necessary checks and tests, clean parts if required, and address any minor issues. However, if the engineer identifies a significant problem that requires extensive repair or replacement parts, the process could take longer.

Is there an obligation to carry out a Landlord Boiler Service?

As a landlord, it’s crucial to be aware that it’s a legal requirement to have a gas safety check conducted every year on a gas boiler, flue, or any other gas appliances in a rental property. This is to ensure the safety of your tenants and to comply with the law.

While there’s no legal obligation to have a boiler service, it’s highly recommended to keep the boiler operating efficiently. Regular servicing can help identify potential issues before they become significant problems, saving you time and money in the long run.

Moreover, regular servicing is often a condition of the warranty on your boiler. If you fail to maintain regular servicing, it could invalidate your warranty, leaving you to cover the cost of any necessary repairs or replacements. Therefore, even though it’s not legally required, a boiler service is a wise investment for landlords.

What is a Boiler Service Plan?

A boiler service plan is a type of agreement between a homeowner and a service provider that covers regular maintenance and repairs of a boiler. For a set monthly or annual fee, the service provider will carry out annual boiler services and, depending on the specifics of the plan, may also cover the cost of parts and labour for any necessary repairs

These plans are designed to give homeowners peace of mind, knowing that their boiler will be regularly maintained and that unexpected repair costs are covered. They can be particularly beneficial for older boilers that may be more prone to breakdowns

It’s important to note that the specifics of what’s covered can vary between different providers and plans. Some may cover just the boiler itself, while others might include the entire central heating system. Some plans may also offer additional benefits like priority service or 24/7 emergency call-outs. Always read the terms and conditions of a boiler service plan carefully to understand what is and isn’t covered

Will my Home Insurance cover the cost of my Boiler Service?

While it’s possible to get a boiler service through your home insurance, it’s not typically included in standard policies. Most insurers exclude boiler cover from their standard home insurance policies due to the high likelihood of issues arising.

However, some insurance providers offer boiler service as part of an add-on service or supplementary cover, such as a home emergency insurance plan. These additional plans often cover the cost of boiler servicing, repairs, and even replacements in some cases

It’s important to read the terms and conditions of your home insurance policy and any additional cover carefully to understand what is and isn’t included. If boiler cover isn’t included in your current policy, it may be worth considering adding it or finding a policy that offers it, especially if your boiler is older or has had previous issues

Do you provide Boiler Service plans?

No but in the UK, several companies offer boiler service plans. These plans typically cover the cost of annual boiler servicing and may also include additional benefits such as repairs and emergency call-outs. Here are a few providers:
